Chubb offers builders’ risk, contractors’ equipment and installation floater protection for contractors with a variety of options and tailored features.

Builder’s Risk

Builders’ Risk products are available for commercial and residential builders. Project builders' risk policies are designed for an individual construction project requiring a separate policy. Open builders' risk policies are designed for all projects begun by a contractor during a policy period. In addition to standard features, Chubb offers many unique features on all builders’ risk policies, including:

  • Design exclusion does not apply to other “contract works“ or “construction works” that are free of error, omission or deficiency.

  • Loss or damage caused by or resulting from Abrupt & Accidental breakdown of mechanical or electrical system or apparatus is not excluded.

  • The faulty or defective workmanship, materials, maintenance or construction exclusion does notapply to ensuing loss or damage caused by or resulting from a covered peril.

  • The insured is allowed to waive rights of subrogation if done in writing prior to loss(except to a common carrier, warehouseman for hire, architect, consulting engineer or designer).

Additional options can include resulting damage from design error or increased cost of construction.

Chubb’s commercial project builders’ risk insurance is designed to provide project-specific insurance for an individual construction project requiring a separate policy. We are interested in a wide variety of new construction projects, including high-rise offices, warehouses, municipal buildings, institutional properties, industrial structures, road projects and engineered risks.

Chubb’s commercial open builders’ risk insurance is designed to provide "blanket" or "open" style insurance for all projects initiated by a contractor during the policy period. We are primarily interested in contractors who build homogenous, low- to moderate-hazard projects in a consistent geographic territory.

Chubb’s residential project builders’ risk insurance is designed to provide project-specific insurance for a single-family dwelling under construction, requiring a separate policy in the name of the homebuilder or developer. We are focused on new construction of semicustom orcustom homes valued at $1,000,000 replacement cost or less.

Chubb’s residential open builders’ risk insurance is designed to provide "blanket" or "open" style insurance for all new home starts by a builder or developer during the policy period, or for all new home starts in a single subdivision during the policy period. We focus on small- to medium-sized builders who are constructing homogenous, single-family dwellings with a replacement cost value of $500,000 or less.

Installation Floaters

A wide array of artisan contractors face very different exposures while working at a construction site or in transit to the site, or while maintaining materials that are in temporary storage. Protection is available for contractors who engage in low-to-moderate hazard activities, such as plumbing, electrical, HVAC, cabinetry and alarm installations. We offer Open Installation floaters for all installation projects during the policy term, and Project Installation floaters for a single installation project. In addition to standard features, Chubb offers many unique features, including:

  • Ensuing loss or damage by a peril not otherwise excluded is granted for faulty or defective workmanship, materials, maintenance or construction
  • No coinsurance provision
  • Recoveries from salvage or subrogation accrue first toward the deductible, coinsurance penalty or an inadequate limit
  • Replacement cost valuation for project works

Contractors’ Equipment

Chubb Contractors’ Equipment policies provide insurance protection for machinery – including spare parts and accessories – equipment and tools. We offer a Scheduled Contractors’ Equipment policy for scheduled items and a Blanket Contractors’ Equipment for owned contractors’ equipment without specifically scheduling items. In addition to standard features, Chubb offers many unique features, including:

  • No exclusion for employees’ clothing or tools
  • No coinsurance provision
  • No separate sublimit for newly acquired equipment or leased/rented equipment
  • Valuation of lost or damaged equipment includes prorated cost for the unused portion of nonrefundable extended warranties, maintenance contracts or service contracts
  • Recoveries from salvage or subrogation accrue first toward the deductible or an inadequate limit
  • Discounted price on LoJack stolen vehicle recovery systems and other LoJack benefits
